When renting makes sense
If you may relocate in the next 3-4 years, renting is usually smarter. You avoid the heavy upfront costs of stamp duty and registration, and you keep your capital flexible.
When buying makes sense
If you are settled, rent in your city is high, and you can comfortably manage the EMI plus 20% down payment, buying builds long-term equity.
The 5 year rule
As a thumb rule, if you will stay in the same city for more than 5 years, buying often works out better financially.
